Discovery Briefing Call (1 hour) – Typically conducted via Zoom or FaceTime, this call is the best way to understand the client’s requirements. During the call, we set expectations regarding the timeframe and clearly explain the process and the actions required from the client. Expectations are also set on response times and the acceptable communication structure or channel. All questions are answered during this session.
Initial Sourcing Search (2-4 weeks) – During this period, we conduct an in-depth search for properties that match your criteria, including access to our current opportunities pipeline. Potential sites will be viewed and fully assessed, ready for your review. Projects of interest will then proceed to the due diligence stage for a final decision.
We will continue this process until you find a property that you are 100% satisfied with and that matches your criteria and expectations.
The Paperwork – Where most delays occur, we work on your behalf to ensure that the due diligence, legal paperwork, and purchase process move as quickly and efficiently as possible. We follow up on your behalf to expedite the process. Mortgage broker specialists are available to assist you if needed and to ensure you receive the best financial guidance.
Architects / Interior Designers / Contractors – Final reviews, drawings, and schedules of work are completed. We prepare full renovation plans and schedules, and await the beginning of the build phases.
Once the sale is completed, renovation or development can begin immediately. Onsite project management includes timeline and budget management, with weekly budget and progress reports, including photos. Weekly update calls are provided, and optional video site calls can be arranged if required. Furniture purchase and installation management are handled depending on your requirements.
For Buy-to-Let (BTL) or Serviced Accommodation (SA), we review and select letting agents for long-term tenant management. For Buy, Refurbish, Refinance (BRR) or property flips, we manage the financing and the sale process in coordination with the legal team.
A detailed snagging inspection is completed prior to the handover of the property, with all bills paid and guarantees provided in the maintenance pack. A full photo catalog of the process, including finished pictures, is compiled for future reference. A detailed case study is also prepared, reviewing successes and identifying any areas for improvement.
